Where it all began: Maintenance Management’s Origin Story

Maintenance Management - Greg PetrasThe story of Maintenance Management essentially begins with the story of Greg Petras.

At an early age, Greg was mechanically inclined and enjoyed working with his hands. He excelled in classes that required hands-on knowledge. He worked in many areas of construction and maintenance as a teenager, and it was at this point that he decided to pursue maintenance work as a career.

At 21, he joined the Army National Guard for a six-year commitment. There, Greg was trained as an electronic equipment repairman, and because of his innate organizational skills, he was promoted to Communications Sergeant.

Greg also worked for a plumbing and heating contractor, where he became an HVAC technician. During this time, Greg continued to take additional night courses in welding, brazing, electrical motors and controls, refrigeration, heat load and gain calculations, and many others.

Greg took a position with Sturges, Griffin, Trent & Co (SGT), now known as Sturges Property Group, as their first maintenance person in 1979. He was responsible for all the maintenance functions of the Metro Building, located at 202 W Berry Street, Fort Wayne, which at that time was a new account for SGT.

Over 40 years later, we are proud to say that we still oversee maintenance of the 202 Metro Building, where our story began. Talk about long-standing business-to-business relationships!

Greg received his HVAC license, and a year later, his Supervisor’s license, which allowed him to become a Contractor. Because of his expertise, Greg was often relied upon to inspect, repair, and confirm problems with mechanical equipment at other SGT locations and listings. With the addition of gaining his real estate broker’s license, Greg was quickly promoted to Vice President of Operations and Property Management.

Seeing the benefits of having well-qualified in-house maintenance personnel, the SGT leadership team agreed that the maintenance department should become a separate corporation and profit center.

Old Maintenance Management Marketing MaterialsSo, in 1983, Greg and Barry Sturges, one of SGT’s founders, became partners and owners of the newly formed Maintenance Management Co, Inc.

Greg quickly expanded the new business by organizing several maintenance departments, including technical work, security contracts, parking lot cleaning, and numerous other general maintenance duties, which every building requires.

Maintenance Management decided to also provide consulting services on energy management, utility management, and even janitorial services management.

Today, we continue to look for innovative ways to deliver high-quality maintenance services to businesses and buildings across the state of Indiana.
